A HOMEOWNER’S GUIDE TO ROOF MAINTENANCE

Your roof is responsible for protecting your family and house. It’s important to identify potential problems early so that you can prevent any serious damage or safety concerns. As a homeowner, your roof can be taken care of so it lasts as long as possible

Regular Roof Inspections The best way to spot small problems before they become major problems is by conducting regular roof inspections. Combining professional and homeowner inspections is the best way to go.

Homeowner inspections

You should inspect your roof after every storm, or at least once a month. You don’t have to climb up onto the roof. You can inspect it from either the ground or on top of a secured ladder. Check for damaged or missing shingles, excessive gravel in gutters, flashing and vent boots damage, and other gutter problems.

Professional Inspections

If you have any concerns, recently moved in, or your roof is approaching the end of its service life, schedule a professional inspection. A roofer will inspect the roof from the top and make sure that flashing, shingles, and boots are all in good condition. A roofer will likely also enter your attic to inspect the roof for any ventilation or leaks.

Minor Repairs

Minor damage to a roof’s roof can often be repaired, such as a damaged shingle. These minor repairs can be made as soon as possible to prevent water damage.

Shingle Issues

Shingles can be damaged by hail, wind, debris, and age. Shingles that look shiny should be replaced if they have lost their gravel coating. Broken, curled, or warped shingles will also need to be replaced. You may only need to repair a small area, but shingle damage can be a sign that it’s time for a new roof.

Flashing problems

Flashing is the name given to metal strips that surround chimneys and roof accessories. These metal strips can be made of aluminum, galvanized or other metals. These strips can rust or corrode over time and become damaged or warped.

It is important to replace or recaulk flashing that appears damaged as soon as it becomes visible. Even though your roof is in good shape, damaged flashing could still cause leaks.

Damage Prevention

If you don’t pay attention, trees, debris, or moss could all cause damage to your roof. There are many other issues that can be caused by roof damage such as shingle and leakage.

Trees and Debris

If trees are too high up on your roof, they can pose a risk. For example, branches that rub against your roof in the wind can cause damage to shingles. Roof punctures can be caused by branches falling on the roof. Like fallen leaves, debris can trap moisture and cause them to deteriorate faster.

Trees and other debris should be removed from the roof as soon as possible.

Moss and Algae

While algae and moss aren’t directly harmful to your roof, they can lift shingles and allow water underneath. Algae can cause unsightly staining. Algae and moss prefer to grow in shaded areas of the roof. You should have your roof professionally cleaned if you see moss growth.

Both moss and algae can be prevented by properly functioning gutters.
